“If you don't know much about the property law, please do not trust anything this agent, Grant Stephens, says and discuss everything with your lawyer. I really feel like I met a fraudster. I don't want to use this expression, but this is my first time experiencing such an unpleasant experience. We met Grant Stephens at an open house and he was the agent. At our second inspection of house, he made us an offer. He said that if we signed on the day, he would include some furnitures for us. His offer were quite interesting as we had already looked at many other houses and were thinking about finally purchasing one of the 2 or 3 houses. We chose some furnitures and he wrote them down in the contract. And we signed. We told of this to our lawyer and a few days later we got a call from our lawyer. The most important item of furniture was missing from the contract list. After signing and in the cooling off period, he called us at least twice a day to ask us to agree a final purchase agreement with my lawyer. During the cooling off period, we noticed that a few items were missing from the contract list, so we spoke to Grant and asked him to add them. He accepted our request and confirmed it to me through text message. I believed it had legal effect, so we trusted him and agreed to the final purchase, and the cooling-off period passed. However, after 10% deposit and the cooling-off period, he hardly ever answered the phone, and even when I sent a text, it took several hours or day after to receive a reply. The seller refused to give us the furniture and we told the agent about the situation, but all he said was to talk to our lawyer. Our lawyer says that we cannot raise an issue if it is not mentioned in the contract. We never saw his face again after signing and he never fulfilled his further promises. On the last inspection day, we requested that the a lots of bird droppings on the wall to be removed before the day of settlement, and his colleague promised to remove”
